Use this form to send us your quarterly figures for your UK rental properties. Tell us the rents received, along with allowable costs such as letting agent fees, repairs and maintenance, insurance, ground rent and service charges, council tax and utilities you pay yourself, and legal or professional fees. Please list mortgage or loan interest separately, as it is treated differently. Submit within two weeks of each quarter end and we will file your update with HMRC under Making Tax Digital for Income Tax, then confirm once it has been accepted.

UK Property Landlord — Quarterly Update Form

Section 1: Your Details

Your 10-digit UTR — shown on your HMRC correspondence
Choose the standard quarters unless we have told you that you use calendar quarters.
e.g. 6th April etc.
e.g. 5th July etc.

Section 2: About your property business

Important — please enter GROSS figures

If your letting agent takes their fees out before paying you, enter the FULL rent as income, and the agent’s fee separately as a professional fee. Do not enter the net amount that landed in your bank account. This is the most common mistake we see.

Section 3: Income

Enter the totals for this quarter only. If you had nothing under a heading, enter 0.
Total rent from all UK properties this quarter, before any agent deductions. Excludes ground rents, rent charges and Rent-a-room income
Tax already deducted under the Non-Resident Landlord Scheme
Lump sums received for granting a lease of 50 years or less
Payments received as an inducement to take on a lease
Ground rents received, service charges, services to tenants, wayleaves, filming or event income, local authority grants for repairs
Total rents from letting furnished rooms in your own home

Mortgage interest — please read

If your mortgage is on a RESIDENTIAL rental property, put the interest in “Residential property finance costs”. Only put interest on COMMERCIAL property in “Loan interest and other financial costs”. Getting these the wrong way round changes your profit figure, so please check.
Putting the property back to its original condition — decorating, damp treatment, roof repairs, replacing broken fixtures. NOT improvements or upgrades

Letting agent fees, accountancy fees, legal fees for lease renewal or tenant eviction
Cleaning, gardening, communal utilities, wages of staff providing services to tenants
Stationery, postage, phone, bank charges, professional subscriptions, property software
Mortgage interest on residential property this quarter. Enter the full amount — relief is given separately
Mileage or vehicle costs for property visits, inspections and repairs
Unused amounts carried forward from earlier tax years
£7,500, or £3,750 if the property is jointly let
